Project Overview
Kings Court Etobicoke is one of Toronto's premier indoor sports complexes, operating three full courts and a half court for basketball, volleyball, and pickleball. Olive Tree Builds was engaged to address critical operational and safety concerns while upgrading the facility's amenities to support continued growth.
The Challenge
The facility faced a persistent humidity problem that posed a risk to both the building structure and the health and safety of clients and staff. Condensation and poor air circulation were creating surface moisture on courts and walls. Simultaneously, the existing lighting was inadequate for the facility's growing use as a competitive sports venue, and the absence of a dedicated food service area limited revenue potential.
Our Approach
Olive Tree Builds executed three parallel scopes: (1) a complete snack bar buildout including millwork, commercial-grade counters, and service equipment rough-ins; (2) a ventilation and humidity remediation system involving the installation of industrial fan arrays and targeted exhaust systems calibrated to the facility's court volume; and (3) a full lighting overhaul replacing outdated fixtures with high-output LED sports lighting across all court areas, dramatically improving visibility and reducing operating costs.
The Outcome
The humidity issue was fully resolved, eliminating the moisture risk to the facility and its clients. The new lighting transformed the playing experience and has supported Kings Court's growing reputation as a competitive venue. The snack bar has become an active revenue stream for the business.
